Atlantic City’s historic Steel Pier has officially been placed on the market with an asking price of $85 million, according to a report by the New York Post cited by the Times of India. The nearly 1,000-foot-long property sits directly across the boardwalk from the Hard Rock Hotel & Casino, encompassing approximately 5.2 acres of operating amusement park space built directly over the Atlantic Ocean.
The landmark is currently listed by Ryan Serhant, Michele Zyska, and Kevin Bergin of the brokerage firm Serhant. The upcoming transaction will also mark the conclusion of the Catanoso family’s long-standing association with the property, as the next generation pursues alternative passions.
Brothers Anthony, Charles, and William Catanoso acquired the site in 2011 for $4.25 million, operating it for nearly a decade and a half. Prior to their ownership, the venue had been run by longtime South Jersey amusement operators for roughly twenty years. Over the years, the family maintained and enhanced the property, which was valued at $87 million last year following substantial improvements.
Originally constructed in 1897 and opened as a theatre a year later, the landmark carries more than a century of cultural history. At its historical peak, the structure stretched nearly 2,300 feet and was widely known as the 'Showplace of the Nation.' It hosted numerous entertainment legends, ranging from Frank Sinatra to radio stars of the 1940s, and served as the venue where a young Tony Grant launched his 'Stars of Tomorrow' talent showcase.
Throughout its history, the site has weathered numerous challenges, including a Depression, two world wars, organized crime, urban decay, and a devastating 1969 fire that destroyed nearly a third of its original footprint. It also briefly served as the official venue for the Miss America contest during the 1930s and has made appearances in various films and television shows.
The modern structure was rebuilt using steel-reinforced concrete in the late 1980s. Anchored roughly 90 feet into the bedrock, the listing materials note that the platform successfully remained intact during Superstorm Sandy in 2012. Today, it continues to function as a classic Jersey Shore amusement park featuring rides, games, food options, a towering Ferris wheel, and a built-in rooftop helipad.
Beyond its current operations as an amusement destination, listing agents emphasize that the property offers unique expansion capabilities. A perpetual riparian grant allows the site to extend as far as 2,850 feet into the Atlantic Ocean, while the existing pier footprint could potentially be expanded by 25% according to the listing materials.
Highlighting the rare nature of the offering, Ryan Serhant stated in a promotional remark that the asset provides an opportunity to own a piece of the ocean and build something unforgettable upon it. He noted that the site carries developable American history stretching directly into the Atlantic.
Back in 2008, the pier received approvals and permits to develop a condo-hotel entertainment complex, indicating substantial future potential. A 40,000-square-foot front building and sky bridge currently maintain an easement connecting into the neighboring Hard Rock convention floor.
A new owner is not required to maintain the location as an amusement park. Potential future uses span luxury hotel-residences featuring retail and entertainment spaces, dedicated music or experiential venues, or residential towers set upon a commercial base, supported by extensive ocean development rights.
Serhant indicated that his team has already conducted soft conversations with a handful of potential buyers, suggesting that a high-end hospitality builder could find significant value in Atlantic City. Meanwhile, Michele Zyska pointed to potential music and entertainment applications that could transform both the boardwalk and that specific stretch of the Atlantic coastline.
As the property transitions toward its next chapter, the current owners seek a buyer capable of realizing its full potential. The listing brings renewed attention to a defining fixture of the New Jersey shore as it awaits prospective redevelopment bids.
